Ben, our founder had been managing his family's real estate portfolio for 15 years. Tenants would complain they had nowhere to search for small affordable offices. When they did find an office; the websites of the agents were outdated and often the offices were already let. They had to phone estate agents to book viewings. Once they found their office, the offer and acceptance process would often take weeks!
Tenants would get exasperated by the long and expensive legal process. They were presented with contracts drafted in the 1800’s which meant they were responsible for things like replacing the roof on the building. Pricing was complicated and charged quarterly, much like the middles ages.
Tenants complained of their previous landlords. They would have leaks, break ins, broken intercoms and no one would listen to them or attend site to make repairs. The whole user experience was terrible.
Ben launched sub800 in 2020 to give tenants a simple alternative to rent an office in London.
